Innovation

The Mallory & Evans Companies and their Principals have been a part of “first of a kind” or “one of a kind” projects at airports throughout the world.

In Europe, those principals were instrumental in securing the opportunity to jointly develop airport facilities in partnership with the National Government of Sweden through the creation of a jointly owned (50/50) company with Luftfartsverket, the Civil Aviation Authority of Sweden (“LFV”). The government made the decision to limit further public investment in airport infrastructure at a time when LFV had a considerable need for capital.

By forming the jointly owned, private company, LFV was able to sell facilities to a “friendly” ally, bring “freed-up” capital back onto its balance sheet for use in developing non-commercial related infrastructure, and accelerate new development years earlier than would have otherwise been possible. Today, this company is conducting a program of new facility development and existing facility acquisitions totaling $400 million.

Examples

Newark Liberty International Airport

At EWR, ours was the first privately developed, privately financed project in the history of The Port Authority of New York and New Jersey.

Louisville International Airport

At SDF, we were the first third-party to ever develop a project.

Miami International Airport

At MIA, we were the first private party to ever be granted a ground lease and we were given two.

John F. Kennedy International Airport

At JFK, we developed the first third-party financed project. It is the largest cargo project in that airport’s history. This project remains the only ground lease tenant at JFK that is assured of its leasehold rights beyond 2015. Ours was the first and to date remains the only lease between an airport tenant and the City of New York.

Cincinnati / Northern Kentucky International Airport

At CVG, we were the first private entity allowed to develop on airport and we were DHL’s first non-airport landlord for an on-airport facility.

At each of these airports, there was understandable anxiety surrounding the decision to allow a private sector, non-airline to lease ground. The first job, therefore, was to establish trust. In every case, we worked with airport staff and developed projects that are not just “first of their kind,” they are the “best of their kind.” We are proud to list our airport “partners” in these materials.
